Zoning
A comprehensive Zoning Ordinance regulates the use of land and buildings within the City of York Zoning Jurisdiction. The City of York zoning applies to all land within the corporate limits and the 2-Mile Extraterritorial Zoning Jurisdiction.The Zoning Ordinance defines building lot size and setbacks from property lines, uses within each zoning district, placement and size of signs and several other considerations in the development of property.

Special Use Permits provide permission under specific conditions to make certain special uses of land in specific zoning districts as stipulated under permitted special uses in each of the district zoning regulations.
Special Use Permit Application -- $35
Zoning District Variance is needed when a use or proposed action does not meet the specific terms of the Zoning Ordinance. The Board of Adjustment hears requests for variances.

Flood Zoning
Properties within the community that are subject to flooding are identified and developed with different rules than other properties. A Floodplain Development Permit is required for all improvements within a designated Floodplain or Floodway.
Subdivision Development
The Land Subdivision Ordinance sets forth procedures to subdivide land for development.
The purpose of the Land Subdivision Ordinance is to provide for
- Harmonious development of the City of York and surrounding zoning area.
- Coordination of streets within subdivisions with other existing or planned streets, and with other features of the city plan.
- Adequate open spaces for traffic, recreation, light and air.
- Distribution of population and traffic that will create conditions favorable to health, safety, convenience and prosperity.
Minimum requirements for streets, alleys, easements, lots, block, building lines, utilities are set forth in the Land Subdivision Regulations.
A subdivision plat is needed when any parcel of land is divided into two or more lots, sites, or other division of the land for the purpose of ownership or development.

Planning Commission
The Planning Commission reviews planning and zoning regulations through a comprehensive planning process. This process allows for the long-term, orderly development of the city by designating land area uses. The Commission also reviews zoning changes and land subdivision requests. Recommendations are forwarded to the City Council for action.
